The Association Welcome to the web site of Kingsbridge Village HOA, Inc. This HOA is a non-profit corporation in the state of Texas that was created for the purpose of maintaining the common area and providing services of benefit to the Association. The Association is governed by three sets of documents: The Declaration of Covenants, Conditions and Restrictions, which run the land and outline the Assessment Rate and Use Restrictions, The Articles of Incorporation which incorporate the Association and The By-Laws which are rules for the Board to run the business of the corporation and are governed by the Texas Non-Profit Corporation Act. The By-Laws dictate the terms, duties and responsibilities of the Board.
About Us KBV is made up of 485 homes. Our community begins at Bissonnet and extends just beyond Addicks Clodine Rd. We are made up of two sections, the Meadows (Houston) and the Enclave (Sugarland) and both are part of Fort Bend County.
The Board of Directors The affairs of the Association shall be governed by a Board of Directors consisting of five persons who are members of the Association. Members of the board are 100% volunteers of the community. The business and affairs of the Association shall be managed by or under the direction of the Directors, which may exercise all such powers of the Association. You become a member and agree to abide by the Restrictions upon purchasing your property within the Association. The Board is responsible for all of the decisions regarding the operation of the Association.
Management Company The Management Company (Residential Community Management, Inc.) is hired by the Board of Directors to oversee the day to day operations of the Association. Some of the duties include: deed restriction inspections and enforcement, billing, and collection of yearly assessments, assist with the preparation of budget, accounts payable, and receivables, bid solicitation, documentation and reporting. The Management Company is directed by the Board of Directors and works within the guidelines of their contract, and the deed restrictions.
Deed Restrictions Deed Restrictions are our first and only line of defense for maintaining property values, and the quality of the life within our community. Your Homeowners Association is incorporated for the purpose of maintaining, operating, and protecting the common elements of Kingsbridge Village. The Association is governed by a recorded instrument called the Declaration of Covenants, Conditions, and Restrictions, which is a set of rules and guidelines for a community and its members. Unsightly and poorly kept neighborhoods do not attract homebuyers and that results in lower home prices for everyone. While it is every resident’s responsibility to enforce the deed restrictions, residents should be aware the Management Company monitors the subdivision twice monthly for deed restriction violations or needed maintenance. Please help your homeowners association keep your community a desirable place to live.
Assessment Fees The assessment fees are also known as the homeowner’s dues. The ownership of any lot is subject to assessment by the Association. Each owner of any lot by acceptance of a deed, whether or not expressed in any such deed or covenants, agrees to pay the Association: (1) annual assessments or charges, (2) charges in connection with the transfer of a lot, and (3) special assessments for capital improvements. The current annual homeowner’s dues are $360 and are due by January 1st of each year. Any assessment that is not paid when due shall be delinquent. If an assessment is not paid within 30 days after the due date (Jan 31st), the assessment shall bear interest at the rate of 10% per annum. The Association may bring legal action against the owner personally obligated to pay the assessment and foreclose the lien against the lot if necessary.
Home Improvements All improvements, additions and/or modifications to the exterior of the lot require prior approval of the Architectural Control Committee. An Application noting the improvement and a lot survey must be submitted to the ACC Committee for review and approval. Please be advised that the ACC committee has 14 days to respond.
Community Involvement The HOA would like to encourage the residents of Kingsbridge Village to become more involved in the community. Please see the community events page to decide how you can participate.
